Hi Wisdom101,
Thanks for your post regarding the IRR formula. That is one of the most academic yet practical posts I have read on this website.

You mentioned:
The month you sell your house: Your selling price - sales commision - initial purchase price - Outstanding mortgage Principal Balance
I am wondering why we need to deduct initial purchase price from the selling price while you are already deducting the Outstanding mortgage Principal Balance.
Would you please help me on this please? A spreadsheet example starting from month 0 all the way to the month when the house is sold with IRR function will be really helpful.
